Main/Ground Level:
Step inside to a bright, open living space with a 65” Roku Smart TV, plush seating (including a queen sofa bed), and high-speed WiFi (738 Mbps). The fully equipped kitchen has cookware, utensils, air fryer, and large dining table (seats 12) plus a breakfast bar (seats 6). Laundry room with washer/dryer and detergent included.
Bedrooms & Baths:
Bedroom 1: Queen-over-Queen bunk, blackout curtains, Smart TV; shares hall bath with Bedroom 3.
Bedroom 2: Queen bed + Queen-over-Queen bunk, blackout curtains, Smart TV; large ensuite bath with dual vanities and shower/tub.
Bedroom 3: King bed, blackout curtains, Smart TV; ensuite bath with hallway access.
All beds have memory foam mattresses, fresh linens, and blue beach towels.
Outdoor Spaces:
Relax in the heated SwimSpa pool or watch the game on the huge outdoor TV from the covered patio bar. Play ping pong, cornhole, or ladder toss in the fenced yard. Grill on the gas BBQ (propane included), gather around the fire pit (wood not included), or cruise the neighborhood on free adult bikes.
Beach Gear & Extras:
Shed stocked with beach wagon, chairs, umbrellas, boogie boards, strollers, and Pack ’n Play. EV charger (50amp RV hookup – water available, no sewer). Baby gear provided inside.
Pet Policy:
$150 fee for first two dogs (more possible – please ask). Guests under 25 may require an additional refundable deposit.

We will not be personally nearby during your stay. However, we take cleanliness very seriously! Our longterm and amazing cleaning team uses advanced cleaning and sanitizing procedures. This Emerald Coast gem (191 Miami St) is located in Frangista Beach Neighborhood which is perfectly located close to private beach access and some fun places for coffee, ice cream, rentals, shops, food and drinks. Lots to do around here and more shops and dining is just a short car ride away. All of our guests have deeded beach access at the Hollywood St. gate. You will get a wristband for the length of your stay from the gate attendant. Please show them proof of your booking to get the wristband. The codes for the gates are in the Taplink sent via messaging.
Easy to walk around with quiet streets. Some local favorites are just a short walk to Scenic Gulf View Drive. There is a winery, coffee house, sandwich shop, Dairy Queen very nearby. And of course the beach. And you are staying in Miramar Beach, which is on the west end of the renown 30A communities! You’ll stumble upon colorful shops, paddle-boarding outposts, and countless scenic spots overlooking the Gulf.
Large heated SwimSpa Pool Hot Tub! Look for the QR codes in the home for our TapLink on your phone with easy access to information on the TVs, things around the home, beach equipment, private beach access codes, nearby restaurants, food delivery, golf cart rentals, jet ski rentals, Crab Island boats, Tiki Bar Boats, etc.
We have Ladder Toss, Corn Hole, Ping Pong and a PacMan video game arcade console! Ladder Toss and Corn Hole are perfect for a beach party!
We also have a FREE EV Charging Station for your electric vehicle. There is a 50amp RV hookup (which is where the EV Charger is connected and a hose so you can connect water to your RV, but sorry no sewer hook up. There is enough room for one Class A RV, but perhaps not the largest.
There are free, fun, adult beach cruiser bikes on the property. Adults are free to use them at your own risk. Please check the tires for inflation. There is an air pump on the laundry room shelf if the tires need air. Just put them back on the porch when you return from your ride around the neighborhood. Please keep them out of the rain. :) By taking them off the porch you assume all risk.
We’ve stocked your stay with thoughtful extras to make you feel right at home. You’ll find complimentary bar soap, lotion, shampoo, and conditioner for a refreshing start to your day, along with toothbrushes and soft makeup remover cloths for added convenience. Whether you forgot a toiletry at home or simply enjoy a little extra comfort, these amenities are here to make your visit as effortless and enjoyable as possible.
The shed in the back yard is packed with beach wagons, beach chairs, beach umbrellas, Corn Hole game, boogie boards, strollers (you CAN take them to the beach but they will not roll on sand! :), and a Pack`nPlay with a built-in roof that you can take to the beach. The crib and Pack`nPlay in the house should not leave the house. All the equipment in the shed should be brushed off and hosed off at the end of your stay before being returned to the shed.

This is our home. Please treat it as if you are visiting someone`s home. It is not a hotel. We ask that you treat it as if you were staying there with us.
Bikes must be returned to the shelter of the front porch after every use to keep them in good condition.
NO SMOKING on the property or near open doors or windows. If smoke remediation is required it will incur a hefty extra charge. If we find cigarette butts thrown around in the yard we will assume you have broken these rules and you will be charged a smoking fee of $500.
No parties or events are allowed on the property. Max occupancy is 14 people. If the front door camera is covered or the video shows more than 14 people you will be asked to leave immediately with no refunds.
If all guests are under 21 - no alcohol is allowed on property.
We welcome any responsible guests. However, if the majority of the adults in your group are under 25 we require an additional refundable damage deposit paid separately from your booking of $750, plus 3% fee for the deposit transaction. No events or parties allowed and we expect all our guests to follow our house rules.
We have supplied a large assortment of beach equipment. Please brush it off and hose it off with water and let it dry before you put it away in the shed at the end of your stay.
No street parking (we have space for 3-4 cars on our driveway). There is room and hookups for motorhomes as large as some Class A.
Well behaved dogs or cats are welcome with a few restrictions and a $150 pet fee for the first 2, more possible with additional fee. Please contact us if you plan to bring more than two. And for everyones sake please bag and toss the dog poo. If you don`t, this may incur an extra cleaning charge as well. You will be responsible for any damage caused by your pets. Please keep the pets off the furniture, or use one of your own blankets for the pet to sit on.
City quiet hours are 10pm to 7am and are strictly enforced by the Walton County Sherrif`s Department.
Mondays and Thursdays are trash days. Please have all your trash in the large green bins and roll them curbside Sunday night and also Wednesday night as trash pickup usually comes early in the morning. Please pull the bins back to the side yard after they are emptied. The city can give us a citation if it’s still at the curb on the wrong day!
An unauthorized late check out will be charged a $300/hr late fee. Minimum one hour late fee.
If any of the house rules are not respected we may ask you to leave immediately, no refund will be issued, and an additional charge may apply.
Any broken, ruined, stained, or damaged items should be reported to hosts immediately. You may be charged for them. If not reported and found by the cleaning or maintenance people you will be charged for them.
CHECK OUT INSTRUCTIONS
✓ You have one set of sheets for each bed.
✓ WHITE towels for indoors.
✓ BLUE towels for the beach.
✓ For extended stays if you need to you can wash your sheets and towels. NEVER WASH THE BLUE TOWELS WITH ANYTHING WHITE.
✓ Upon leaving be sure to leave used sheets on beds.
✓ Put all towels in the tub.
✓ Load and start a load of dishes.
✓ Take out your trash.
✓ Clean up after your pet, in the house and outside.
✓ Set thermostat to `Saver` setting by pushing the `$`.
✓ Turn off all lights and fans.
✓ Close and lock windows and doors.
Check out is 10am.
